Roofer Guide
Metal sheet, tiles, ridges and the flashings around vents are roof covering, and the class for that covering is read for the property's state before anyone walks the slope.
- ABN checked when a business has one on the listing.
- 6700 published roofer listings in Australia.
- Say whether you need a leak traced or a new roof covering.
How it works
- Chase a leak or recover
Say whether you want a leak followed or the covering replaced, and on which slopes. Those are different jobs even on one house.
- Record the skin
Metal or tile, how many storeys, and any fibre-cement sheet that might contain asbestos. A photo from the ground is enough for a first conversation.
- Match the covering class
Look up roof covering on the state register, and decide in writing whether gutters stay in this quote or move to a roof plumber.
Services
- Metal roof covering
New sheet, ridges and flashings on the pitch the house already has, fastened the way that profile requires.
- Tile roof covering
Rebedding, repointing, broken tiles and full re-covers where tile is the skin.
- Leak tracing
Following water along sarking and valleys, rather than only treating the stain on the ceiling below.
- Penetrations
Flashings to vents, skylights and flues so a new hole does not become the next leak.
- Fasteners and small repairs
Tired screws, lifted ridge caps and slipped sheets, when a full replacement is not what you asked for.
What a roofer does
Roofers keep rain on the outside of the building. The work is metal sheet or tile, battens or clips, sarking where the specification calls for it, ridges, hips, valleys, and flashings around chimneys, skylights and vent pipes. A repair might be one split sheet and a tired ridge cap. A replacement lifts the old skin, looks at the frame for sag, and fastens a new covering to the pitch the house already has. Storeys, pitch and how a crew reaches the ridge change the day, even when two houses look alike from the footpath. Say whether the covering is tile, metal, or a flat membrane, and where the ceiling first showed a mark. Water can travel along the frame before it appears inside.
The stain on a ceiling is not always the leak. Water can travel along sarking and appear a room away from a lifted flashing or a cracked tile. The roofer should say whether they are chasing that path or only replacing the covering you can see. Gutters, downpipes and box gutters are frequently roof plumbing, so the paperwork should name who owns that line. Old fibre-cement sheet may contain asbestos; disturbing it is an asbestos-removal question, not a favour from the same ladder. After a storm, temporary drying-in is not the same promise as a finished covering. Ask how the crew will reach the ridge and what happens if a sheet is too brittle to cross. Access is part of the roof job, not an afterthought.
- Gutters, downpipes and box gutters are often this neighbour.
- Spouting runs can be scoped apart from the covering.
- Old fibre-cement sheet needs this specialist before it is broken.

When you need a licensed roofer
Roof covering in New South Wales should be matched to a class on the NSW Fair Trading search before sheets or tiles are fastened.
Use the Building and Plumbing Commission roofing entries in Victoria to see whether roof covering is a registered class.
Queensland roof covering is a QBCC question; the licensee register shows the class when that holder has it.
South Australia records occupational classes with Consumer and Business Services, the search to use for a roof covering class.
Building and Energy holds Western Australian registrations; read whether roof covering is the class tied to the name on the paperwork.
The CBOS tradesperson search is the Tasmanian public place to find a roof covering class.
Access Canberra publishes construction registers for the Australian Capital Territory, and roof covering is a class to verify on them.
For roof covering, query the Northern Territory building practitioner register and note if that class is carried.
What changes the price
- Two storeys, a brittle tile, or a pitch that needs anchors changes how a crew stands on the slope.
- A named profile in a colour that is not on the truck is a materials delay, not a same-morning repair.
- Approval paperwork, where the covering or the structure changes, is a compliance task of its own.
- A leak reported on a Sunday is attended differently from a replacement booked in settled weather.
- Continuing after dusk under lights is not the same day as a morning start on a dry deck.
- Nowhere to stand a truck, or tiles carried through the house, changes how the site runs.
- Rusted battens found once the sheets are off are a scope change from notes written at the gutter.
Hiring checklist
- The page says repair or full replacement, and which slopes are included.
- Profile, colour and fastening are named for metal, or the tile and its colour for a tiled skin.
- Ridges, valleys, hips and penetrations are listed rather than assumed.
- Sarking is replaced, patched, or left as it was found.
- Removal of the old covering, and where it goes, is stated.
- Suspected asbestos sheet is called out so a removal specialist is involved before it is broken.
- Gutters and downpipes are assigned to this crew or to a roof plumber.
- How the house stays dry if weather turns while the frame is open is described.
- Storey height and how the crew gets onto the roof are noted.
- A leak investigation is distinguished from replacing whatever is easiest to see from the ground.
Questions to ask
- Is this a leak trace, or a full recovering of named slopes?
- Which profile, which colour and which fastening method are specified?
- Are valleys, ridges and penetrations included?
- Who lifts the old covering, and is asbestos suspected in the existing sheets?
- Does torn sarking get replaced or left as found?
- How is the house protected if rain arrives while the frame is open?

Common questions
How do I check a roofer?
Search the state register for a roof covering class that matches the work, and read the status. Roof plumbing for gutters may be a different class or a different holder. Look up the name that will actually be on the paperwork.
What should a roofing quote make plain?
Repair versus replacement, which slopes, the product and colour, ridges and valleys, what happens to sarking, who removes the old skin, and whether gutters are included. Temporary drying-in after a storm should not be described as a finished roof.
The ceiling stain is here. Is the leak in the same spot?
Often it is not. Water runs along sarking and appears away from a lifted flashing or a cracked tile. Ask whether the visit traces that path or only replaces covering you can already see.
What if the old sheets might be asbestos?
Stop and treat removal as asbestos-removal work. Do not ask a roof crew to break fibre-cement as a shortcut. The roofing quote can start once a specialist has dealt with that skin.
Are gutters part of roofing?
Sometimes the business does both. Often gutters, downpipes and box gutters are roof plumbing. When both are wanted, name the business that owns each line.
